There really is no catch. GTS needs to raise money to build a teacher training facilty on our land at Tujering

Like all other GTS projects this one will be self sufficient and fully sustainable.

The sale of weeks provides fantastic value to members and will also provide the resources to run a training facility for 10 teachers at a time.

Weeks that are not sold or are left unoccupied will be rented to visiting members at £50, £75 depending on the time of year.

Owners will be able to swap weeks that are available, paying a surcharge of 2/3 the current rent where the week is in a higher priced period and getting extra time where the period is at a lower charge.

As GTS builds more units, owners will have the choice of swapping to available weeks in other locations.

Construction of these lodges will start as soon as GTS has firm orders for 24 weeks, At which point the week prices will double for new customers

GTS can also arrange and supervise the building of your own private lodge on any land provide by you. As a guide the price of construction and materials will start from £10,000, the final price will depend on the fittings and fixtures required by individual buyers.

Each week costs different amounts depending on the season.

and rising to £950 for most weeks between November and May

Standard weeks run from Friday to Friday but other options can of course be agreed

What you will get . . . . .

Your lodge will provide fully furnished and serviced accommodation for up to 4 adults and 4 children, an adjacent lodge is available for larger family groups - doubling the available space.

Each lodge has its own fully equipped kitchen and toilet/shower, with tap water and power supply, there is a large veranda overlooking your own beautifully looked after walled garden and views of the sea.

The lodges will share an 8 metre swimming pool.

There is a basic annual service charge of £30 for each week purchased. This includes all general repairs plus a wide range of additional services, including daily cleaning, washing and shopping. Gas & Water will be included, Electric will be provided via generator and batteries with invertors and mains electrics when available. A 24 hour watchman service will also be included.

Every occupant at the lodge must be a GTS member, including locals who might stay, currently £12.50 per person per year (2005-2006) or family membership at £40.

Naturally you can rent your lodge to friends or family, the only restriction is that they are paid up GTS members for the year in which they stay and your service account must be paid up to date.

You can get GTS to rent your weeks for you. If GTS successfully rents your week/s, your service account in Gambia will be credited with 75% of the rent paid.

Why and How so cheap?
With 1 bedroom apartments selling in Gambia at £32,500, and with annual service charges at around £500 how can GTS possibly offer this?
GTS exists to provide employment and educational opportunities to Gambians, it's primary purpose is not to make UK level profits in the Gambia. The savings are great - GTS gets the building work carried out at Gambian prices, the staff servicing the site are GTS staff, the property is used for a maximum number of weeks, reducing the cost for everyone.

We use the term 'timeshare' - because you are sharing the property with other people - this is not based on hitting UK profits targets for shareholders - all the money earned is used to improve member services and to fund our employment programme and charitable works in Gambia.

We do need a 5 year committment or longer, but after 5 years you can pull out with our buy back scheme, and have a high % of your capital returned to you.

Your faith in GTS will be rewarded with an amazing holiday location at a fraction of the cost of any other option. But you do need faith - GTS has operated in Gambia since 1997 all funded from our own resources or through the services we sell to members, we have been employing 40 staff and administering the sponsorships of over 450 children. We are currently running & funding 3 nursery schools. You could be part of this and by supporting us in this project, you will have a place to stay in Gambia AND be contributing to our charity work.

Location - The first lodge was to be in Brufut, a few 100 metres from the sea, but with the TAF estate just being constructed adjacent to the land in Brufut we are currently looking for a better location.

Those interested in a leased TAF house can now purchase through GTS and the commission will go to Charity Fund.

Future costs - The annual service costs and membership may rise with UK inflation but there are no further costs while you own the property.

Time scale - We can only start this project when we:

  • Win the lottery - not likely as we don't do it
  • Have donations of £20,000 - also not likely
  • Sell 24 weeks worth of £950 shares (or equivalent) to raise the initial £20,000 we need to start.

Apart from a good will deposit of £100 (returnable if the plan fails to reach the target of 24 sold weeks) no further money will be required until we commence building. At which point we would ask for 75% and the balance on completion. If you wanted to visit Gambia and the property is not ready on the completion date, we will arrange accommodation for you at the cost of just your £30 service charge.

Selling - If you wish to sell your week/s after 5 years, GTS will buy them back from you at the price you paid less 10% & less the pro-rata weekly price for the years in your ownership.

Example A single week bought in 2005 for 25 years at £675
Bought back after 5 years in 2010 for £463.40

Weekly cost is £675 divided by 25 = £27 times 5 is £135
10% of £675 is £67.50
£675 minus £67.50 is £607.50 minus £135 = £472.50 so the cost of enjoying your own Lodge for 5 years would be slightly more than £200

What's the catch - Trust!! At the end of the day you have to trust GTS to deliver the goods.
As this offer has been around since July 2002, I guess there is not too much trust around - 8 weeks have been requested, but GTS has taken no deposits and will not take any until we have the 24 weeks ordered to raise the capital to deliver the first lodge and pool.
